The Best Coliving Spaces in Adelaide with Communities That Feel Like Home

  • Leasing terms - Their leasing terms should be flexible and accommodating of different types of tenants.
  • Features - The space should have both necessities (like fully furnished rooms and Wi-Fi) and extras (such as gyms and coworking spaces). It’s better if these can be scheduled to use through a convenient app too.
  • Fairness of rates - The rental rates should be reasonable considering the length of the stay, the facilities of the space, and the staff’s service.
  • Location - They should have an accessible spot (preferably within the CBD).

As a former digital nomad, one of the toughest parts of being one was staying still in one spot because I just loved to travel! However, in the times when I needed to stay in a city for a few months, coliving spaces became my haven.

These spaces offer flexible lease terms, which was perfect for me since long-term renting wasn’t my style. Plus, I met all kinds of people. Some of whom have become lifelong friends!

Whether you’re a backpacker or a college student, you’ll have a great time at the best coliving spaces in Adelaide!

Dwell has a prime location that’s five minutes away from most major universities, entertainment districts, and transportation in Adelaide.

It was founded in 2014 by a student-centric coliving company with branches in Melbourne, Liverpool, and Manchester. They’re notable for providing pricing plans that have comprehensive inclusions.

The plans already include all utility bills, laundry, maintenance, and internet connection. These rooms are also spacious and have a modern design.

In addition, their service staff are accommodating and responsive to requests.

In terms of downsides, however, their overall rates are pricey. Some also found their refund process slow.

Pros

  • Ideal location in the CBD
  • Pricing plans are inclusive of all utilities and amenities
  • Spacious and well-designed rooms
  • Responsive staff

Cons

  • Pricey
  • Slow refund process

The sharing areas are always clean

“The Dwell team is amazing! Rooms are a good size and the team will make your life easier here. The sharing areas are always clean and organized and the monthly activities are always something you will be enjoying.”

The Switch Adelaide stands out for being accommodating to both students and young professionals. They regularly hold skills development classes for both, covering skills like coding, entrepreneurship, concept testing, and more.

It’s part of a company founded in 2019, with branches in Perth, Melbourne, and Sydney.

They also have coworking spaces, fitness studios, and pop-up retailers. Accessing these amenities is also easy through their convenient tenant portal.

In addition, their facilities like common rooms and socialization areas are well-maintained and filled with comfortable furnishings.

That said, they’ve received some complaints about some hidden fees. Some also found their rooms a bit tiny for their price.

    Pros

    • Accommodates students and young adults
    • Regularly conducts skills development events
    • Convenient tenant mobile portal
    • Well-maintained facilities

    Cons

    • Hidden fees
    • Tiny room for price

       Good environment for student

“The Switch Adelaide might not be the “cheapest”, and the room might not be the “spacious one” but it’s perfect place for you if you are a student seeking for a place to live with good location, good facilities (gym, laundry machine, study room, etc), good environment for student, and it is also a good place to build networking. The staff are also the nicest, very friendly and very helpful.”

Place is so quiet, calm and well organized

“I used to live in another student accommodation so I can confidently say that the Switch Adelaide central is the best.

I live in a studio with a kitchen and toilet, and the switch elevates my life.

Overall, if you find nice student accommodation, sophisticated service and touch, then choose the switch. This place is so quiet, calm and well organized.”

Yugo has a notable 91-night stay option that makes it a great choice for those who’ll only stay for a few months.

A multinational company with branches in the UK, USA, Ireland, Germany, and Spain, Yugo stands out for its commitment to sustainability. Through its YugoEco, YuGrow, and YuPro programs, tenants participate in educational sessions, work to eliminate single-use plastics, and form councils to lead sustainability projects.

I also appreciate the flexibility of their rooms, which come in one, two, four, and five-bed options. Rental terms are also flexible in both pricing and duration.

Regarding downsides, however, their rooms are mostly small. They’ve also received complaints about slow response from their maintenance staff.

      Pros

      • Flexible leasing terms
      • Sustainability efforts
      • Has a 91-night stay option

      Cons

      • Small rooms
      • Slow maintenance staff

Scape Adelaide Central is a great choice for design lovers, as it has a vibrant design inspired by modern urban architecture.

The company that founded it was launched in 2014 and has branches in Sydney, Melbourne, Brisbane, and Adelaide.

In addition, they have many extra features that make coliving easier such as the Sonder safety app (for mobile mental health resources), international students’ hub, and safety hubs (smart patrols and 24/7 professional security).

They’re also commendable for having spacious communal areas, including their rooftop that has a great view of the cityscape.

In terms of downsides, however, their staff is slow to respond to maintenance requests. They’re also inconsistent with the level of cleanliness of the area.

        Pros

        • Well-designed
        • Has many features for tenant safety and socializing
        • Large communal spaces

        Cons

        • Slow to respond to maintenance requests
        • Inconsistent cleanliness

The staff here are incredibly helpful

“The staff here are incredibly helpful and I’ll miss chatting with these amazing people, especially Axel, John, Juliette, Jenny and Cathy. There’s someone there to help you out 24/7 and the location is also incredibly convenient as it’s right beside Rundle mall and so close that I could walk to uni in 10 minutes. Also right next to the tram and railway stations, and is indeed the place at the center of adelaide. The best part to look forward to is the escape events which made up a wonderful part of my life.”

Capital Student Stays stands out by offering mini-apartments for tenants to share, instead of the typical condo-style coliving setup. This arrangement provides more outdoor space and better natural lighting.

Their facilities are complete, including a 24/7-open gym, a tenant app, and housekeeping.

They also have some of the most affordable rates for coliving in the city, starting at $265 for a three-bedroom apartment.

Their staff is also very responsive to tenants’ requests. They also regularly hold socialization events.

That said, compared to other coliving spaces in the list, they are the furthest from the CBD (at around 30 minutes by public transport). Also, they have limited parking spaces.

          Pros

          • Set-up allows for more outdoor space and natural lighting
          • Complete facilities and amenities
          • Affordable
          • Responsive to tenants’ requests

          Cons

          • 30 minutes away from the CBD by public transport
          • Limited parking spaces

            Secure and vibrant living environment

“As an international student, finding accommodation in a new country can be a daunting prospect, but Capital Student Stays made the transition seamless and comfortable for me. From the moment I arrived, I was greeted with warmth and support from the staff, who made sure I felt at home. The facilities are excellent, with spacious rooms and modern amenities that cater to the needs of international students like myself. The communal areas provide a welcoming space to connect with fellow residents and make new friends from around the world. Location-wise, Capital Student Stays couldn’t be better situated. With convenient access to public transportation and close proximity to UniSA, shopping centers, and recreational facilities, residents have everything they need within reach. Overall, I highly recommend Capital Student Stays to fellow students looking for a secure and vibrant living environment during their studies in Adelaide.”

            The facilities are well-equipped

“The facilities are well-equipped. There is a gym, entertainment room, and laundromat for the tenant’s use. There was never a downtime in internet access during my stay there. I work from home so this was very important for me.”
