Live Flexibly: Top 5 Modular Home Companies of Adelaide

Quality of work. My priority is to choose companies whose modular homes are long-lasting and well-designed.

Professionalism. It’s important for the company to be professional throughout the whole experience. This can be seen in their responsiveness, willingness to answer queries, and punctuality.

Fairness of fees. Most buyers of modular homes are on a tight budget, so it’s best if the company provides fair fees, considering the quality of their work.

Experience. Finally, I prefer companies that have more years of experience and those who’ve handled many clients over the years.

Pros

  • Stylish and durable work
  • Has been in business since 1992
  • Has worked with many industries
  • Great customer communication

Cons

  • A bit pricey
  • Takes some time to message first-time clients

When it comes to style and durability, Selecta Homes is an excellent choice. They have been in business since 1992 and have proven themselves to be an excellent option, as supported by the industry experts we spoke with.

In particular, experts in architecture I’ve talked to said that the company has a great eye in terms of design, which I totally saw with their portfolio.

It’s a clean mix of contemporary and minimalist styles, lending itself compatible with many client preferences.

After examining their track record, I was impressed to see how they have worked with many industries locally, including farming, tourism, and more. They have also built projects in many flood-prone areas, demonstrating the durability of their work.

To get a sense of their customer communication, I personally contacted them. It was a refreshing experience because they took the time to explain their services to me thoroughly without rushing me.

However, one minor issue I found is that their fees are slightly higher than others in Adelaide. Additionally, they took some time to respond to me after I filled out the “Brochure Request” tool on their website.

Pros

  • More than 50 years of experience
  • Streamlined process for construction
  • Collaborative with clients
  • Has more than 30 preset designs

Cons

  • Unresponsive
  • Sometimes doesn’t show up to appointments

With over 50 years of experience, Atlas Living is another name that many industry experts recommended to us.

We’ve seen their work all over South Australia, from Yorkes to the Eyre Peninsula, demonstrating that their transportable homes are highly accessible.

A friend of mine had nothing but praise for the company due to their streamlined construction process, which is divided into five distinct stages, from design and budget to move-in.

What she liked the most was their willingness to collaborate with clients to bring their vision to life. She said that her requests for customizations were executed exactly as she had envisioned.

In addition, they offer more than 30 preset home designs, allowing them to meet most clients’ design expectations. I found their designs to be roomy and well-lit with natural light.

That said, it may take a couple of days before they respond to your messages, which is a common complaint among their past clients.

Another thing to note is that they have received complaints for not showing up for consultations on the day they promised. This is disappointing, especially if you’re on a tight schedule.

Pros

  • Flexible for different industries
  • Provides comprehensive end-to-end management
  • Works fast
  • Isn’t limited to modular residential homes

Cons

  • Unremarkable aesthetics of buildings
  • Unresponsive

If you need modular properties aside from homes, like classrooms and lunchrooms, Ausco Building Systems is my top recommendation. They’re one of the few companies in Adelaide to offer this type of service.

They’re known for their flexibility, as they’ve worked on sports buildings, training centers, mine sites, and more.

Past clients praised their professionalism, particularly when dealing with corporate entities. They stick to their word when it comes to deadlines, durability, and quality of work.

Their end-to-end management is one of the most comprehensive I’ve seen. They can provide almost everything needed, from building permits to furniture.

I’ve also seen their work for various companies finished in a matter of days, making them an excellent choice for remote construction work.

However, their designs don’t stand out much compared to other companies’ work. They prioritize function over aesthetics.

Additionally, many past clients have criticized their unresponsiveness in communication.

Pros

  • Affordable
  • Stylistically minimalist designs
  • Owner has more than 25 years of experience
  • Many options for the number of rooms and layout

Cons

  • Very simplistic designs, not much room for customizations
  • Needs additional fees for verandahs and carports

Tiny Home SA stands out in Adelaide as an affordable and stylish option. My cousin, who was searching for an affordable choice in Barossa Valley, provided positive feedback about the company.

Their designs primarily use shipping containers, making it possible to create stylish, roomy, and comfortable homes at a lower cost.

When I visited my cousin’s home, I was impressed by its cozy and functional minimalist design, which made the most of the space available. The smart layout of windows and doors made the home energy-efficient as well.

Tiny Home SA offers a wide range of choices for the number of rooms and layouts, maximizing space to create fully utilized living areas.

Led by Mark Witter, who has over 25 years of experience in the industry, the company has had many great comments complimenting their excellent communication and their adherence to deadlines.

However, those looking for more complex designs may be disappointed, as their designs are straightforward due to the limitations of shipping containers.

Additionally, most of their preset designs don’t include verandahs or carports, which will require an additional fee.

Pros

  • Great architectural design
  • Team is composed of experts from many disciplines (architecture, engineering, etc.)
  • Highly durable designs
  • Good communication with clients

Cons

  • Pricey rates
  • Limited schedules

Wattle Homes is one of my top choices when it comes to architectural design. Many of the industry experts I talked to agree that they have a great eye for designing both the interior and exterior of homes for the best design and comfort level.

I was impressed to learn that their team is composed of experienced individuals in construction, engineering, and design who work with various environmental sustainability consultants.

This enables them to create designs that fit extremely tight locations and almost all South Australian landscapes.

I consulted with their representatives and was glad to hear that their designs are made with highly durable steel structural frames that can be shaped non-conventionally.

It’s no wonder why some of the past clients we’ve talked to said that they’re able to accommodate highly-customized design requests.

Many of their past clients praised them for their excellent communication, especially in meeting specific design preferences and deadlines.

However, their rates are a bit pricier compared to other modular home companies in Adelaide. Also, I discovered that their schedules are limited due to their small team.
